AGREEMENT CONCERNING NON-REFUNDABILITY OF ADVANCE FEES

We are required to disclose to you the following information before we can accept your check and application.  Please sign below and return with your application package.  Should you have any questions, comments,  or complaints concerning the handling of your application,  please call us.  If you live more then 50 miles from our office,  we will accept collect calls during our regular business hours 8:30 to 6:00, Monday to Friday or you may dial our toll free number (888) 572-3602.

Charges for application and appraisal report fees are as follows:

Estimated Property Appraisal Fee, Credit Report Fee, Terms and Conditions Under which these Fees May be Refunded

The property appraisal fee and the credit report fee will not be refundable if the service has already been performed;  however,  any amount collected in excess of the actual cost of this service will be refunded at closing.  Be advised if the actual cost of the property appraisal or credit report is in excess of the amount collected at application,  the additional   amount will be collected from you at closing. If either the credit report and/or appraisal are not ordered the funds advanced to the lender for these services shall be refunded to the borrower before or at closing.

Application Fee

The application fee is non refundable and will cover the administrative cost associated with the acceptance of your application.

Other items to be paid at Closing

This form does not cover all items you will be required to pay at closing.   You may wish to inquire as to the amounts of the items you may be required to pay at closing. Any amount collected in excess of the actual cost will be returned at/or prior to closing

Disclosure Regarding Prepayment Penalties

Certain mortgage loan products impose a pre-payment penalty on the borrower.   The amount of or formula for calculating, the pre-payment penalty, if any, will be disclosed to borrower as soon as they are known, but no later than the issuance of the commitment (if any) for the loan product chosen by the borrower.
